1. We start by identifying a property and performing a great amount of research to insure that we purchase at a value that is well below Full Market Value.

2. Once under Contract, we will contact you as the lender and coordinate a transfer of funds from your allocated source to our Attorney’s office to be placed in escrow.

3. We have a formal closing, and comparable to a traditional funding institution, your loan will be secured by a Mortgage & Promissory Note identifying you personally as the lender, as well as hazard insurance listing you as the mortgagee. You’ll receive a copy of each of these documents for your records.

4. While under construction and as long as your money is in our hands, you’ll receive a guaranteed rate of return of anywhere from 8%-10% (depending on the size of your investment).

5. Once the property is sold or refinanced with a traditional lender, you’ll receive your principal plus interest within 2 business days.
